East Clive and west Clive

Clive stretches east to west along Hickman Road and I-80/35, with the Greenbelt Trail following Walnut Creek through the middle of it. The east end near 73rd and 86th Streets was built out in the 1960s and 1970s: ranches, split-foyers and two-stories on block or early poured foundations. West of 128th Street, into Dallas County, the housing is 1990s and 2000s. The Census Bureau's 2020-2024 American Community Survey shows a median year built of 1995 for Clive's roughly 7,400 housing units, with about 53 percent built between 1960 and 1999 and about 34 percent since 2000.

That 1960-1999 majority is the key fact for insulation. Houses from those decades commonly have R-19 to R-30 in the attic, nothing at the rim joist, and either a vented crawl space or a bare block basement wall.

Creek-side lots and basements

Lots near Walnut Creek and its tributaries tend to have walkout or daylight basements and, in the older sections, basements that see seasonal dampness. That changes the basement wall scope: we check for active seepage before recommending foam, and we treat the framed above-grade walls of a walkout separately from the concrete below grade. Where a basement is dry, closed-cell foam on the walls and rim before finishing is the right approach; where it is not, drainage comes first and we will say so.

The typical Clive job

Air seal the attic floor and top up to R-49, foam the rim joist, and, in the split-foyers and split-levels, encapsulate the crawl space under the raised section with a ground vapor retarder and foam on the walls. On the newer west end, it is more often a bonus room over the garage and a basement about to be finished.
