The problem with the usual finished-basement wall

The common way to finish a basement is to frame a 2x4 wall an inch off the concrete, fill it with fiberglass, add a plastic vapor barrier and drywall. In a Central Iowa basement that assembly traps moisture. Concrete is never fully dry; it wicks ground moisture and releases it inward. Summer humidity condenses on the cold concrete behind the wall. The plastic on the warm side stops it from drying inward. The result is damp fiberglass, mold on the back of the drywall and a musty smell that owners blame on the basement rather than on the wall.

Closed-cell spray foam applied directly to the concrete solves the design problem. It bonds to the wall, insulates it, and at two inches or more acts as the vapor retarder on the correct side of the assembly: against the concrete. The stud wall in front of it stays dry, and you can leave the cavity empty or fill it with unfaced insulation for additional R-value without plastic.

Des Moines basements, old and new

The metro has a full range. Pre-1940 houses, roughly a quarter of the city's stock per the Census Bureau's 2024 American Community Survey, often have stone, brick or early poured foundations with irregular surfaces, old parging and a rim joist sitting on a rubble top. Foam is one of the few insulations that conforms to that kind of wall. Postwar ranches have block walls, which leak air through the cores and mortar joints. Newer homes have poured walls that are straightforward to foam but usually left bare.

In all of them the rim joist above the wall is part of the job. Insulating the wall and leaving the band joist open is like closing the window and leaving the door ajar. Iowa's energy code benchmark for basement walls in new construction is R-19 or R-15 continuous; two to three inches of closed-cell foam gets a retrofit into that range and covers the rim in the same pass.

What has to be true before we foam a basement wall

The wall must not be actively leaking. Foam is not a waterproofing product, and burying an active leak behind foam and drywall makes it harder to find and worse when it surfaces. If we see efflorescence lines, staining at the cove joint, or evidence of seepage, the scope will say that drainage or exterior grading needs to be corrected first. Damp-feeling concrete without bulk water is normal and is exactly what the foam is for.

The wall also needs to be reasonably clean. Loose paint, failing parging and old adhesive come off. Any wiring, plumbing or gas lines on the wall are located and either moved by the trades or planned around. Windows, the electrical panel and the water meter stay accessible.

Fire protection and finishing

Foam on a basement wall that will be finished gets covered by the drywall, which serves as the required thermal barrier. Foam on a basement wall that will stay unfinished, such as a utility room, must be covered with a thermal barrier or an approved coating unless the product carries a listing for exposed use in that setting. The scope calls out which situation applies wall by wall and prices the coating where needed.

Once the foam is on, your framer builds the stud wall tight to it or a small gap off it, runs the electrical, and drywalls. Skip the plastic vapor barrier; the foam is doing that job on the right side. If you want additional R-value, unfaced batts in the stud cavity are fine. Tell your finish contractor the wall has been foamed so they plan accordingly.

Can I foam the basement walls and leave them unfinished?

Yes, but exposed foam in a basement generally has to be covered with a thermal barrier or an approved intumescent coating. Some products are listed for exposed use in specific conditions. The scope will say what your walls need.

What if my basement gets a little water in spring?

That has to be fixed first. Foam will not stop water and it will hide the source. Once drainage, grading, gutters or a sump have handled the bulk water, the wall is a candidate for foam.

Is rigid foam board a reasonable alternative?

On a flat, dry poured wall, rigid board with sealed seams can work and is sometimes the more economical choice. On block, stone or irregular walls, and anywhere the rim joist is part of the job, spray foam conforms and seals in a way board cannot. The scope will recommend one or the other honestly.

Does the foam smell after it cures?

Properly mixed and cured foam has little to no odor after the manufacturer's cure period. Persistent odor is a sign of off-ratio application, which is a workmanship problem. We control ratio and temperature at the rig and follow the product's cure and re-entry guidance.
